Luna began with a simple belief: Playa del Carmen deserved better. Not bigger. Not louder. Better. After years of searching for the right opportunity, we acquired a property in the heart of the city and set out to create the kind of building we felt was missing from the market, one that prioritized thoughtful design, quality finishes, and long term value over short term trends.

What started as a single development would ultimately become a defining moment for both our company and the city around it. Luna became the first residential project in its area to receive approval for seven storeys, helping establish a precedent that contributed to the evolution of local development regulations. In doing so, it demonstrated that Playa could support a higher standard of urban living while preserving the character that makes the city unique.

As our first completed development, Luna became the foundation upon which everything else was built. It established the principles that continue to guide us today: long term thinking, thoughtful design, attention to detail, and a commitment to creating places that people are proud to own. More than a building, Luna marked the beginning of our journey as developers.

Approach
& Execution

Delivering Luna required far more than constructing a new building. The project began with the demolition of an existing house, followed by site preparation, approvals, utility coordination, and the careful management of a constrained urban site in the center of Playa del Carmen.

Over the course of construction, we coordinated architects, engineers, consultants, contractors, suppliers, utility providers, and government authorities while navigating shifting market conditions, rising material costs, financing pressures, and supply chain disruptions. Significant infrastructure works, including the underground relocation of electrical services and the installation of permanent power infrastructure, became critical components of the project’s delivery.

Every challenge reinforced a belief that continues to shape how we build today: successful development is not defined by avoiding problems, but by solving them. Luna became the project through which we developed the systems, relationships, and experience that continue to support our growth and future ambitions.

Project insights

We believed Playa del Carmen was ready for a different kind of residential project. While much of the market focused on maximizing density and minimizing costs, we saw an opportunity to create a building centered on design, quality, and long term value. We also recognized the potential of the site’s zoning and location, ultimately becoming the first project in the area to receive approval for seven storeys. That approval helped establish a precedent that contributed to future changes in local development regulations.

Almost everything that challenges a development project challenged Luna. We navigated financing pressures, rising construction costs, supply chain disruptions, utility relocations, regulatory hurdles, and the complexity of building through an unpredictable market cycle. Rather than compromising the project, we adapted. We restructured financing, strengthened supplier relationships, solved infrastructure challenges as they emerged, and continued moving forward one solution at a time. The building standing today is the result of persistence as much as planning.

Luna taught us what no spreadsheet, consultant, or textbook ever could. We learned how to raise capital, manage construction, navigate government processes, coordinate dozens of stakeholders, and make decisions under pressure when the stakes were real. Most importantly, we learned that successful development is not about avoiding problems. It’s about solving them. The systems, relationships, and experience gained through Luna became the foundation for every project that followed.

Luna proved that quality does not have to be sacrificed during construction. While many developments become a series of compromises as budgets tighten and challenges emerge, we remained committed to improving the project wherever possible. Many of the finishes, details, and materials ultimately delivered exceeded what was originally promised.

Today, Luna’s greatest validation comes from the people who live there. Owners don’t simply own an apartment; they call it home. The building has developed a genuine sense of community, and seeing residents enjoy the spaces we imagined years earlier remains one of the most rewarding outcomes of the project.

Perhaps the strongest testament to Luna is that the finished building exceeded the original vision. In an industry where reality often falls short of the renderings, Luna became the opposite. The completed project looks and feels better than what was originally presented on paper. For us, that is the standard every future development should be measured against.

Ki Residences began with a simple idea: great architecture should not compete with life, but enhance it.

Pronounced "kee", Ki draws inspiration from the Japanese concepts of energy, spirit, and life force. It also references the character 木 (ki), meaning tree. The name reflects the philosophy behind the project: creating a living environment that balances nature, architecture, and everyday life.

Located in the heart of Playa del Carmen, Ki brings together the understated elegance of Japanese design and the warmth of Scandinavian living. Inspired by the principles of Japandi, the project seeks to create a calmer, more intentional way of living, one that prioritizes simplicity, functionality, and a sense of balance rarely found in urban environments.

With thoughtfully designed residences, carefully selected materials, and a focus on quality over density, Ki is designed as more than a residential building. It is a sanctuary made for living, a place where architecture, wellness, and everyday life come together in harmony.

Designing Ki

The design of Ki is rooted in the principles of Japandi, a philosophy that combines the simplicity of Japanese design with the warmth and functionality of Scandinavian living. Every aspect of the project was conceived to create a sense of calm, balance, and timelessness.

Clean architectural lines, natural materials, generous balconies, and carefully considered spaces work together to create an environment that feels both modern and welcoming. The architecture prioritizes natural light, ventilation, privacy, and functionality, ensuring that each residence is as comfortable as it is beautiful.

A defining element of the project is a landscaped Japanese garden positioned alongside two mature trees preserved at the rear of the property. Rather than treating the site’s natural features as an obstacle to development, they were incorporated into the overall vision, creating a quiet retreat that complements the architecture and strengthens the connection between residents and nature.

Ki reflects our belief that the best buildings are not those that demand attention, but those that quietly improve the lives of the people who live within them.

Looking Ahead

Ki represents the next chapter in our evolution as developers. After completing Luna Residences, we wanted to create a project that pushed beyond conventional residential design in Playa del Carmen. Our goal was not simply to build another apartment building, but to create a living environment centered on wellness, intentional design, and a stronger connection to nature.

Many developments maximize every square meter of buildable area. Ki takes a different approach. The project prioritizes quality of experience over density, incorporating landscaped gardens, communal spaces, natural materials, and architectural principles inspired by Japanese and Scandinavian design. The preservation of the site’s mature trees further reinforces our belief that development and nature can coexist.

Ki gives us the opportunity to apply everything we learned through the delivery of Luna. The experience gained from our first development has shaped every decision behind this project, from design and planning to construction strategy and resident experience. It allows us to approach Ki with greater confidence, higher standards, and a clearer understanding of the kind of projects we want to create.

We hope Ki demonstrates that residential development can be both thoughtful and ambitious. By combining architecture, landscape, and lifestyle into a cohesive vision, we aim to create a project that remains relevant, desirable, and valuable for decades to come.
